New Town Home
Building in NewTown? There are 4500+ new home upgrade options and it is almost impossible to review every option. A few recommended upgrades are:

Top Upgrades:
-> Pocket Doors - Pocket doors help small spaces appear larger. Place in strategic locations such as smaller bathrooms and closets reclaim square footage and making the space easier to navigate.
-> Canned Lighting - Make your home brighter and reclaim square footage. Install recessed lighting throughout kitchens, living rooms, and dining rooms and illuminate your home without additional floor lamps.
-> Cabinet Crown - Good looks, affordable price.
-> Mental Note: Window sills are an upgrade!
-> Interior roll-up window screens will make any home look sharper and are easier to use than exterior screens, but interior screens can easily dislodge from its tracks.
-> Flat ceilings and crown molding - Go for that vintage look! But you may notice every imperfection in the ceiling.
-> Extending 2'+ the garage's depth and add a substantial amount of usable space.
-> Mental Note: The 10X10 standard backyard patio pour is shared with (in some cases) the stairs from the house, which makes it seem smallish. -> Increase the size of the rear patio, standard is 10X10, 15X15 or larger gives enough space for small backyard parties and BBQ's. Some row home homeowners may even want to pour the entire backyard.
-> Window in the garage for added light and looks.
-> Full Oak Staircase. A beautiful option, slinkys everywhere will thank you.
-> Got money to blow? Then get a third floor option. -> Note: 20' row homes can upgrade to a third floor, 18' and 16' row houses cannot.
-> Upgrade the attic insulation to reduce monthly heating/cooling utility bills.
-> Mental Note: Extra electrical outlets.
-> Mental Note: PVC pipes from the basement to second floors are useful to install wiring at a later time.
-> Deeper foundation pour.
-> Add more square footage and a bedroom, get an egress Window.
-> Kitchen - Tile backsplash.
-> Trim - Upgrade home to white trim. -> Mental Note: Kitchen Bar in some models is two heights, make level and regain usable counter space while making the home feel more open. This is a better option is certain floor plans.

Closing Prep:
-> Be aware of non-standard additional fees that your mortage company won't know about. The New Town tax (NID) and mailbox fees for instance. Expect to add around $900+ to your good faith.
-> The walk through. Look for damaged cabinets, carpets, walls, and test outlets and light fixtures. Do not worry about finding every little detail during the closing walk-through. Whittacker Homes excels at follow-up. They offer the new home customers a 45-day letter and 11-month letter after closing. Also the company has been very responsive to issues that arise later.

Post Move-in Recommendations:
-> Caulk/Seal the basement, we had two places where the carpenters did not seal the A/C line and an electric line. The holes were large enough to see daylight.
-> Run a dehumidifier. We've been told that new basements gives off additional water. Run the dehumidifier to keep the humidity low and advoid mold growth. If your basement became too dry and the air seems "dusty" run a humidifier and air filter.
-> Several home owners had the pipe aimed toward the rear patio which created black ice during winter months. Whittaker
